Paying for your own wet room

Not everyone wants to wait for a council grant, and not everyone qualifies for one. If you'd rather arrange and pay for your wet room yourself, we can help from the first visit to the final clean-up.

We're a family-run business based in Lostwithiel, fitting level-access wet rooms and shower rooms across Plymouth, Bodmin, Wadebridge, Fowey, St Austell and the surrounding areas.

Why self-fund?

  • You choose the timing. You don't have to wait for a grant decision.

  • You choose the design. Your layout, your finishes, your fittings.

  • You deal with us directly. One team, from survey to handover.

How it works

  1. Get an estimate online. Our online estimator gives you a guide price in a few minutes.

  2. Free home survey. We visit, measure up and talk through what you need.

  3. Plans (if needed). If your job needs plans drawing up, there's a charge of £173 plus VAT (no VAT if you qualify for VAT relief). We'll always tell you before any charge applies.

  4. Your written quote. We send you a written quote, and the price is fixed for 1 month.

  5. Deposit to book. You pay a deposit to cover equipment and materials, which books your start date.

  6. We fit your wet room. Most jobs take roughly a week. We keep the site tidy and take the rubbish away.

  7. Final payment on completion. You pay the balance once the work is finished.

VAT relief: you may not have to pay VAT

If you're disabled or have a long-term illness, adapting your bathroom or creating a wet room in your own home to suit your condition can be zero-rated for VAT. That means no VAT on the work.

  • It's based on your own declaration. You (or someone on your behalf) confirm in writing your condition and the work being done. We'll give you the declaration form to sign.

  • The work must be for your personal use in your private home, and needed because of your condition.

  • Being older on its own doesn't qualify, and nor does a temporary injury.

  • We can't give tax advice. If you're not sure whether you qualify, please read the government guidance before you sign:

VAT relief for disabled people (GOV.UK)

VAT Notice 701/7: Reliefs from VAT for disabled and older people

Payment and timescales

  • Payment: a deposit to cover equipment and materials when you book, then the final payment when the job is complete. You can pay by bank transfer (preferred) or cheque.

  • How long the work takes: roughly a week for most wet rooms. Your survey will confirm the timescale for your home.

  • When we can start: we can usually start work within 2 months, and sooner for urgent cases.

Free home survey

Your home survey is free and there's no obligation. We'll look at the space, talk about what would make daily life easier, and explain your options. If plans need drawing up, we'll tell you about the £173 plus VAT charge (no VAT if you qualify for VAT relief) before we go ahead.

Frequently asked questions

Do I need a council grant to use you?

No. You can pay for the work yourself and deal with us directly.

How much will my wet room cost?

Every home is different, so we don't give a single "from" price. Our online estimator gives you a guide price, and we'll confirm the cost after your free survey.

Is the survey really free?

Yes. The home survey is free with no obligation. If your job needs plans drawing up, there's a charge of £173 plus VAT (no VAT if you qualify for VAT relief), and we'll tell you before we start on them.

Will I have to pay VAT?

Not if you're eligible for VAT relief. That's for disabled people and people with a long-term illness, where the work is for your own use in your home and needed because of your condition. We'll give you the declaration form to sign. We can't advise on whether you qualify; please see the GOV.UK guidance.

How do I pay?

A deposit to cover equipment and materials, which books your start date, then the final payment when the work is finished. You can pay by bank transfer (preferred) or cheque.

How soon can you start?

We can usually start work within 2 months, and sooner for urgent cases.

How long will the work take?

Roughly a week for most jobs. We'll confirm the timescale for your home at the survey.

Which areas do you cover?

We're based in Lostwithiel and work across Plymouth, Bodmin, Wadebridge, Fowey, St Austell and the surrounding areas.
